Our property management services include but are not limited to the following:

  • Establish monthly and yearly operating budgets
  • Prepare month and year end reports
  • Manage bank accounts for property portfolio
  • Provide asset management analysis for owner
  • Manage all financial and accounting responsibilities
  • Send monthly invoices to tenants
  • Manage CAM reconciliations and NNN charges as applicable
  • Arrange and maintain property, tenant and vendor insurance
  • Solicit competitive and appropriate bids from property vendors
  • Supervise all property vendors
  • Manage and maintain property, tenant and vendor insurance requirements
  • Report 1099’s and tax information as required
  • Supervise onsite staff as applicable
  • Work with brokers to market properties
  • Negotiate lease renewals and agreements
  • Contact tenants as appropriate to lease renewals, options and terminations
  • Provide frequent onsite inspections and visits to the property
  • Provide night time inspections of the property
  • Maintain twenty four hour, seven days a week live person answering service
  • Handle tenant complaints and requests and act on each issue appropriately
  • Maintain emergency contact information for immediate notification
  • Assist and supervise tenant improvements
  • Supervise and report to owner any capital expenditures required
  • Work with Certified Public Accountant, Attorney, or other Professional Service Providers as required
  • Keep abreast of the times and competitive market conditions
  • Maintain professional, efficient, and trusted service at all times

Office Buildings:

Office Properties require diligent communication with the tenants. Relationships and responsiveness with them is important, therefore we serve them with the utmost care. This means scheduling vendors and services so that occupants will not be interrupted during the day as much as possible. ADA compliance, life safety inspections, tracking tenant charges and performing lease audits are some of the office building management work that we do.

Retail Space:

Our retail management portfolio includes shopping centers with both sophisticated national stores and local retailers, each of whom have different management needs. Our properties are free of graffiti and trash and both signage and parking are monitored to maintain high property standards.

Warehouse & Industrial:

Managing industrial properties is quite different than managing retail or commercial office space and takes a different skill set. Windsor management is experienced in managing warehouse facilities and industrial buildings.
