Dublin

The connector city, and it shows in the product: big-box and power-center retail near the Hacienda Crossings and Persimmon corridors, plus flex industrial near the BART line that turns over fast. Tenants here have options up and down 580; renewal terms have to earn their keep.

Pleasanton

The corporate anchor. Hacienda Business Park and the Stoneridge corridor carry Class A office and campus-style leases with the operating complexity to match — TI allowances, expansion options, and CAM structures that punish sloppy administration. Owners here expect institutional-grade reporting, not a spreadsheet.

San Ramon

Bishop Ranch defines the market, and everything else is priced relative to it. Mid-size office and medical/professional space compete on building systems and responsiveness more than rent. Deferred maintenance shows up in vacancy fast.

Livermore

The industrial engine of the valley. Distribution, light manufacturing, and R&D flex space along the I-580 corridor, plus a downtown retail core that’s genuinely revitalizing. Managing here means vendor discipline on the industrial side and hands-on leasing support downtown.

Danville & Alamo

Boutique and low-turnover: small professional office, neighborhood retail, and ownership that’s often been in the building for decades. Trade areas are affluent and inventory is scarce — service quality matters more than square footage here.

Do you have a minimum portfolio size?

No hard minimum. Single buildings to multi-property portfolios.

How long does a management transition take?

We often start on one month notice as it gives us time to abstract the leases, connect with the tenants, and make a smooth transition. Over one quarter of our properties start "yesterday". We just need a signed PMA and your EIN and we can handle the rest with your prior property managers or walk through the data needs if you manage it yourself.

Can you take over mid-year with CAM already in motion?

Yes. We rebuild the recovery setup during transition and true up at reconciliation. Owners usually gain money in this process.

Do you handle leasing?

We coordinate closely with leasing brokers and own the lease administration side, so deals close cleanly.
